This important seminar, brought to you by Alex Hole, CEO of MES Building Solutions, highlights the key issues that architects and developers must take into account when designing and positioning new buildings or extensions.
The first half of the seminar covers planning requirements when it comes to daylight/sunlight issues. Historically architects have used the 45 degree/25 degree rules, however these are a very basic rule of thumb and it can be dangerous to rely on these. Planning authorities will now often require formal calculations and evidence proving that the proposals fulfil key BRE tests. These include shadow path analysis, calculation of what is known as the vertical sky component, daylight distribution and the ‘probable sunlight hours’ test. We will also consider adequate internal ‘daylight factors’ to ensure that rooms in the proposed development itself achieve acceptable levels of daylight. Again, this is an area that many planning authorities now require, particularly when developments are surrounded by large buildings in close proximity or include lower ground floors with light-wells.
The second half of the seminar will cover the ‘legal’ right to light. We will consider the implications of recent court cases and look at how this is assessed. This is a completely different process to the planning tests and so it’s important to consider the implications of this as early in the design process as possible. With examples of recent projects we have worked on and practical, no-nonsense advice on how to reduce or eliminate possible injunction or compensation claims by an aggrieved neighbour, this seminar is a must for anyone involved in building design, development and construction.
